Taxpayers who disagree with their property assessment can petition the Board of Assessment Appeals to have the assessment changed. The Board of Assessment Appeals has the authority to change a property valuation a taxpayer believes to be inaccurate.
Meetings
The Board generally meets in the 2nd floor conference room of Old Town Hall, 611 Old Post Road, but will meet via Teleconference if required due to COVID-19. All schedules and locations are subject to change. Please check the Town Meetings Calendar for cancellations or location changes. The public is invited to attend as per FOIA.Meetings may be recorded.

The Board of Assessment Appeals is an appeals body for taxpayers who believe that the valuation of their property is not accurate. The Board of Assessment Appeals has the authority to change a property valuation if they feel the property’s fair market value is incorrect. Fair market value is defined as the amount of money for which a property may be exchanged within a reasonable period of time and under conditions in which the parties are willing, able and reasonably informed. Per state statutes 203 section 12-119 Fair and actual value is NOT found at depressions bottom or prosperitys' top.
As required by state statute,The Board meets during the month of March to hear appeals of taxpayers who disagree with their property assessment. All property types can be appealed in March. The Board meets once in September per state statute to hear motor vehicle appeals only. The Board of Assessment Appeals has the authority to change assessments and thus lower tax burdens.
