Why rent through the HCV program, when I could charge a higher rent to others?
Have you had to evict someone for not paying the rent due to financial hardship or loss of employment? On the HCV Program, participants are required to report all changes of income within 30 days. If there is a change in income, the portion of rent that the tenant pays is adjusted accordingly. In some cases, the Housing Authority not only pays the entire rent, but also issues a utility allowance check to the tenant to assist in keeping up the utilities.
Landlord's Obligations: The role of the landlord in the voucher program is to provide decent, safe, and sanitary housing to a tenant at a reasonable rent. The dwelling unit must pass the program's housing quality standards and be maintained up to those standards as long as the owner receives housing assistance payments. In addition, the landlord is expected to provide the services agreed to as part of the lease signed with the tenant and the contract signed with the PHA.
If you wish to rent to HCV Section 8 Voucher holders, you should contact The Fairfield Housing Authority of the availability of your property. Also indicate in your advertising that you welcome HCV Section 8 Voucher holders. Of course, as the landlord, you would screen the HCV Section 8 voucher holder just as you would any other prospective tenant. The Fairfield Housing Authority does not screen for behavior preferences or perform credit checks. The Fairfield Housing Authority will upon request provide the prospective owner / landlord with the family’s current and previous addresses and landlord(s).
